Drawing on our comprehensive knowledge of current market values, municipal zoning processes, and
growth trends; we strategically acquire land in the path of development, located along proposed major
roadways, preferably with the potential to upgrade the zoning. Our brokerage expertise includes acquisition
and sales, marketing and consulting for owners, investors and corporations. We spend considerable time attending
the planning and zoning hearings, researching the development of major communities and projects, and
in discussion with investors and key players in the LasVegas real estate market. We find where major
developments are scheduled, and simply purchase land along the major roads that are vacant desert today,
but will be thriving thoroughfares in the very near future.
We work to acquire land for several of the leading real estate developers, casino owners, and private
investors in the Las Vegas community. Our strategy is to focus on privately owned property in areas
of near-term active development, while paying attention to beltways, section line intersections, freeway
off-ramps, and locations along section lines and main thoroughfares. Importance is placed on the
property’s highest and best use and re-zoning potential. Our time horizon for holding property is
from one to three years, with the exception that we develop the site. Although we spend most of our
effort in the Las Vegas valley, we are also plugging into and navigating the explosive and dynamic
growth in outlying Clark County areas such as Moapa Valley, Sandy Valley, and Pahrump.
At any point in time, we manage millions of dollars in escrows, dozens of properties, hundreds of acres
of land, and tens of millions of dollars worth of investments for our select clientele.
When we make money for our investors, we look forward to finding them the next investment opportunity,
whether that is vacant land or income producing property.
